Is AED 40 per hour cheaper than a fixed price?

Neither is cheaper in every case, and the break-even point is simple arithmetic: divide the fixed price by the AED 40 hourly rate. Below that many hours, booking by the hour costs less. Above it, the fixed price costs less — and it does not move if the job runs long.

A worked example

A 2 BHK deep clean is AED 400 fixed. At AED 40 per hour that is exactly 10 hours of cleaning time. So if all you need is the kitchen degreased and two bathrooms restored — call it four hours — hourly costs AED 160 and is clearly the better buy. If you want the whole flat covered end to end, the fixed AED 400 covers every room whether the team is there for eight hours or twelve, and you know the number before they arrive. The same arithmetic works at every tier — a villa at AED 1,200 is the equivalent of 30 hours. What changes your final quote?

  • Property size and layout

    The listed price is per property type, but two properties of the same type are not always the same job. Floor area, the number of bathrooms and the number of storeys all change the hours needed — a 2 BHK with three bathrooms takes noticeably longer than a 2 BHK with one.

  • Condition on the day

    Build-up is the single biggest variable. Baked-on kitchen grease, darkened grout, heavy limescale, or a property that has been closed up through a UAE summer all take longer than the same property kept in maintained condition.

  • Time since the last deep clean

    Most homes in Dubai and Sharjah benefit from a deep clean every three to six months, because fine desert dust settles continuously into upholstery, curtains and AC vents. A property at twelve months is rarely visibly dirty — it simply carries a dust load that routine cleaning never reaches, and that takes extra time.

  • Add-ons you choose

    Sofas, mattresses, carpets and curtains are separate line items, and they are the most common reason a quote sits above the headline figure. Adding two sofas to a 2 BHK, for example, is AED 400 + AED 240 = AED 640 as a starting total. Curtain cleaning is quoted per job because it depends on the drop and the fabric.

  • Occupied, empty, or a move-out

    An empty property cleans faster because the team can work room to room without moving around belongings. Move-in and move-out cleans usually widen the scope instead — inside every wardrobe and cupboard, and the items property managers and landlords typically inspect at handover.

  • Location and access

    We work across Dubai and Sharjah from three branches, so most addresses are covered at the listed rate. Distance, parking, lift access for equipment and building rules for working hours are the practical things that occasionally move it.

What is the difference between deep cleaning and regular cleaning?

Regular cleaning maintains what is already clean: visible surfaces, floors, bathrooms and the kitchen, usually weekly or fortnightly.
